The Minister of Housing brought the proposed change in the guidelines for the construction of apartments that would reduce the minimum size of the unit and reduce other requirements.
These steps are designed to reduce costs between 50,000 to 100,000 euros per unit.
It came in the midst of frustration and criticism of the government’s response to the slowdown in the apartment building.
Changes to see a mixture of apartment types, Layout and design of individual units, and Provision of communal facilities.
This also includes steps around the window of the double aspect, and the ratio of units to the elevator and stairs.
New guidelines reduce the minimum size of studio apartments from 37 square meters to 32 square meters.
In an effort to increase the cost of sending apartment schemes, they will also eliminate the limits on the apartment mixture.
At present, guidelines limit the number of one-room apartment in the scheme to 50 percent-with no more than 20 to 25 percent consisting of studio apartments.
This is also proposed to delete limits on the number of units per elevator and the core of the stairs per floor, subject to compliance with building regulations.
This will allow developers to exceed the maximum of 12 units at this time.
Minister James Browne’s proposal will also reduce the number of apartments needed to become a double aspect in new developments to at least 25 percent, down from 33 percent in urban locations and 50 percent in suburban areas.
Elsewhere, this guideline contains an easing restriction to provide private open space and determine that communal facilities will not be needed based on mandatory.
